January 2023 Real Estate Sales Numbers

I hope you are all surviving this cold weather and staying safe and warm.

The latest real estate numbers are out and there really aren’t that many surprises.

Numbers this month are lower than last year at this time, but that is to be expected, as in January 2022, we were still in the pandemic and panic buying and bidding wars were pretty common.

The region is moving towards a balanced market which for Ottawa is our normal market.

Keep in mind that average prices don’t mean all that much as there are too few sales to see a trend emerging in 2023.

I hope you take a few minutes to watch them. They will give you a pretty good idea as to how this area is doing. As is normal, some towns are doing better than others.

There is a lot happening in the marketplace with quite a few changes across the Ottawa region.

First you have to ignore all of the media types breathlessly reporting how badly Ottawa did last month.

Different towns have different results as you will see in the videos. Some are doing quite well.

We have simply returned to a normal market, Bidding wars are gone. The good news is that well priced homes always sell, but you have to do your homework so that your expectations are logical, and you have to have a good agent.

Latest Ottawa Board Sales Numbers

Good Day:

As I indicated in previous reports the market is undertaking a significant shift. Across the Ottawa Board sales are down 33% from last September.

In the towns below you can see the numbers sold and the per cent change. I have been doing this for over 20 years and for me the most significant number is not the average price, but the volume of sales. Average price is just that, the average of the highest and lowest sales. In smaller communities it can easily be distorted if a couple of expensive homes sell.

Ottawa is a relatively stable market, and we don’t see huge price drops such as in Toronto. However. We do see more homes taking longer to sell, often a lot longer if they are not in great condition. More homes on the market means buyers have more choice.

The other number that is important is the type of market. Once again though in small towns/markets the numbers can be distorted by the low volume of sales.

Seller’s Market: 1-3 months of home inventory on the market
Balanced: 4-6 months of inventory
Buyer’s Market: 6+ months of inventory

The NEW NORMAL Market

Sales volume generated over the first eight months of this year reflects a return to a more realistic real estate market. Gone are the crazy bidding wars. Buyers can take a pause before starting their search again with more certainty than before.

Sellers have to be more realistic with their pricing and have a lot more patience. Putting your house on the market today, probably means it won’t sell tonight, or next week and for some it might take longer.

Basically, we have returned to a normal market in the areas we serve.

We are not Toronto and while the volume of sales was down compared to July 2021 you must keep in mind that June and July last year were exceptionally active before the market slowed until sometime in September.
