The latest Ottawa real estate sales numbers are now out, and they show an interesting and, in some areas, a challenging market.

One of the more interesting urban areas that the Beardsley Team serves is the southern urban sector of Ottawa. We live only a few minutes away and we lived in that south end area for many years.

This section of south Ottawa is exceptionally popular right now with plenty of new home construction drawing people into the area. Overall the communities of Findlay Creek and Deerfield Village (they share the same MLS code) continue to show a high volume of residential sales.

Members of the Ottawa Real Estate Board sold 820 residential properties in January through the Board’s Multiple Listing Service® System, compared with 708 in January 2018, an increase of 15.8 per cent. January’s sales included 611 in the residential property class, a rise of 14.2 per cent from a year ago, and 209 in the condominium property class, an increase of 20.8 per cent from January 2018. [VIDEO] IS IT A BUYER OR SELLER MARKET IN NORTH DUNDAS?

If you are thinking about buying or selling a home this year it is essential that you know the type of market in your area of interest. A home is a large investment and as a buyer or seller you need as much information as possible.

The price you set for your home, the price you might pay, your negotiating strategy, all depend on the type of market that you are in. That market can vary from community to community.

By type of market I am referring to – a Seller’s Market- Buyer’s Market or a Balanced Market. This is a key piece of information that should be part of your decision-making process. Your agent should know that number when they meet with you- and you as a smart buyer or seller should ask them for that key information. If they don’t know it or try to pass it off with terms like it’s an ok market, good market, hot market etc- ask them to be more precise.
