If you are a seller, the good news is that the Spring market is already moving. However, we a shortage of homes on the markets, sellers in the city and now in many rural communities within commuting distance are seeing multiple offers when they put their homes on the market.

It has been that way in many parts of the city for a while, but this year we have city buyers moving out to the country in order to find an affordable home. Many homes are being sold the day they list.

If you are a buyer, you must do your homework, you must be prepared and above all have your finances in order. A verbal approval from your lender is not enough in this type of market- get everything in writing.

Is It a Buyer’s or Seller’s Market in Orleans?

If you are thinking about buying or selling a home this year it is essential that you know the type of market in your area of interest. A home is a large investment and as a buyer or seller you need as much information as possible.

The price you set for your home, the price you might pay, your negotiating strategy, all depend on the type of market that you are in. That market can vary from community to community.

By type of market I am referring to – a Seller’s Market- Buyer’s Market or a Balanced Market. This is a key piece of information that should be part of your decision-making process. Your agent should know that number when they meet with you- and you as a smart buyer or seller should ask them for that key information. If they don’t know it or try to pass it off with terms like it’s an ok market, good market, hot market etc- ask them to be more precise.
